Stuart, FL - The Martin County Property Appraiser’s Office released the 2026 estimated preliminary taxable values to the ten Martin County Taxing Authorities today. The Taxing Authorities will use the estimated taxable values to prepare their upcoming budgets and determine their proposed millage rates. 

The ten Martin County Taxing Authorities are Children’s Services Council, City of Stuart, Florida Inland Navigation District, Martin County Board of County Commissioners, Martin County School Board, South Florida Water Management District, Town of Jupiter Island, Town of Sewall’s Point, Town of Ocean Breeze, and Village of Indiantown. 

The estimated preliminary values reported for Martin County show a taxable value increase from last year of 5.94% to $41.6 billion. Market Value increased by 1.77% to $62.7 billion compared to last year’s value of $61.7 billion. The total growth in market value has slowed down considerably from what we have seen in the last 5 years. The increase is due to the appreciation in values based on market data along with new construction & development. 

Property Appraiser Jenny Fields, CFA – “Most Taxing Authorities will again benefit from the assessment limitation laws working in their favor to generate tax base growth during a year of slowed market value growth. This is a result of assessment caps continuing to increase until they eventually catch up with multiple years of fast market value growth. Another reason for the tax base growth was due to new construction added to the tax roll.” 

Residential property values slowed this year to a 1.17% increase. Weighing on this slowdown was the residential condominium market which showed an annual decrease of -9.14%. While residential market values were sustained, certain high-end single-family markets still showed strong appreciation. 

Most of the market value added to the county tax roll this year was largely due to new construction totaling $735,357,787. This was an increase of 9.26% over last year. Residential new construction was responsible for $631,330,839 of this total, which consisted of 875 new single-family homes and townhomes completed by January 1, 2026. The taxable value of new construction shown on the chart below is less than market value due to tax exempt entities (i.e. school and government buildings). 

This increase was largely driven by 221 completed homes from the Newfield and Terra Lago communities. Other local communities with the highest home building activity were Avila, Camellia, Highpoint Phase 2, and Cove Royal. 

2026 Preliminary Estimate of Values

Property Appraiser Jenny Fields and her office professionals will next certify the 2026 Preliminary Tax Roll to the Florida Department of Revenue before the July 1 deadline.
